Calgary Market Spotlight: Balance, Sustainability, and Navigating New Supply

The City of Calgary real estate market has officially transitioned away from the ultra-fast, seller-dominated conditions of previous years into a healthy, balanced state. Slower migration levels and expanding property choices have taken the pressure off pricing, giving buyers more time to make strategic decisions while allowing sellers to realize reliable, predictable equity gains.

1. The CREB May 2026 Snapshot

In May 2026, Calgary recorded 2,162 total sales against 4,226 new listings. This balanced inflow brought total active resale inventory to 6,752 units, placing the citywide total residential benchmark price at $570,500.

Here is how Calgary's overall market metrics break down:

  • Total Residential Benchmark Price: $570,500 (a modest 3.0% year-over-year adjustment, though reflecting a seasonal lift over winter levels).

  • Total Sales: 2,162 homes sold (down 16% from the historic transaction spikes of 2023–2024).

  • Active Resale Inventory: 6,752 available homes (flat compared to last year, but 11% above long-term May historical averages).

  • Sales-to-New-Listings Ratio (SNLR): 51% (placed squarely within the ideal 40% to 60% balanced market corridor).

  • Months of Supply: 3.12 months (giving buyers sufficient time to inspect homes and include standard financing clauses).

  • Average Days on Market (DOM): 34 days (up 2 days from last year, allowing thorough buyer due diligence).

2. The District Split: How Calgary Quadrants Differ

Citywide averages only tell part of the story. Calgary's housing market is running a sharp split across its geographic quadrants based on land availability, price points, and localized supply pipelines:

  • West District: Calgary's top-performing quadrant and the only zone posting positive annual price growth. The total benchmark price reached $727,800 (+1.4% year-over-year), while detached homes surpassed $1,005,200 with a tight 1.73 months of supply.

  • North West District: Highly resilient with an overall benchmark of $633,100 (-2.1% year-over-year) and detached benchmark prices reaching $796,000 on less than 2.0 months of supply.

  • South District: A stable, established suburban core with a benchmark price of $580,700 (-2.0% year-over-year) and a detached benchmark of $721,600.

  • City Centre: Bounded by an overall benchmark of $568,200 (-3.2% year-over-year), showing a massive split between luxury inner-city infills ($985,500) and softer apartment condo towers ($306,000).

  • North East & East Districts: Experiencing the sharpest corrections due to new suburban construction competition. The North East total benchmark dropped 8.7% year-over-year to $468,600 (with condos falling 13% to $260,000), while the East district settled near $399,000.

3. Construction Pipeline and Rental Market Expansion

Calgary's overall market balance is supported by a massive wave of newly completed construction. While new housing starts are forecast to decline by 34% in 2026 as developers adjust to normalized population inflows, there are still over 26,000 units currently under active construction across the city.

A significant portion of this pipeline, accounting for 41% to 45% of all units under construction—is dedicated to purpose-built rental housing. This delivery of new rental units has reshaped the local rental landscape:

  • Vacancy Rates: Calgary’s purpose-built rental vacancy rate expanded to 5.7% (up from an ultra-tight 1.4% in 2023), transitioning firmly into a renter-friendly market.

  • Asking Rents: Average citywide asking rents dropped 4.0% year-over-year to $1,795 per month. One-bedroom units average $1,600 per month, while two-bedroom units average $1,924 per month.

  • Impact on Resale: Because renting has become more accessible and affordable, fewer tenants are rushed into buying entry-level condos, helping cool down multi-family resale demand.

4. Detached Resiliency vs. Multi-Family Buyer Leverage

Calgary’s market performance varies dramatically by property type:

  • Detached Homes: Calgary’s most stable property type, carrying a benchmark price of $747,800. Inventory remains tight at 2.45 months of supply, averaging 28 days on market and selling at 99.9% of list price.

  • Semi-Detached Homes: Holding steady at a benchmark price of $691,100 (-0.9% year-over-year) with 2.73 months of supply.

  • Row & Townhomes: Sitting in balanced territory with a benchmark price of $422,300 (-6.0% year-over-year), supported by 3.35 months of supply and a 50% sales-to-new-listings ratio.

  • Apartment Condominiums: A clear buyer's market. Condo sales fell 30% year-over-year to 403 units, pushing inventory to 2,070 units and months of supply to 5.14 months. The benchmark price settled at $300,400 (-9.0% year-over-year), with days on market expanding to 46 days.

5. Strategic Takeaways for Buyers and Sellers

  • For Move-Up Buyers: You hold a strong tactical advantage. You can sell your current home into a tight, stable detached segment while enjoying negotiating leverage, price flexibility, and time when shopping for townhomes or larger properties.

  • For Single-Family Sellers: Detached homes priced accurately based on local quadrant comps continue to sell quickly. However, condo and townhome sellers must price sharply and invest in high-quality staging to compete against new builder inventory.

  • For First-Time Buyers: Expanding inventory in townhomes and condos allows you to include home inspection conditions, secure firm mortgage approvals, and negotiate below asking price without the fear of bidding wars.
